Real Estate Asset Manager


ICBC's Investment Department is responsible for maximizing the return on an investment portfolio with an approximate carrying value of $20 billion.  The portfolio has approximately $500 million allocated to real estate assets, which are of institutional quality, cash flow yield oriented, and located in major centres across Canada.

The Real Estate Asset Manager is a key role in the Investment Department and is responsible for managing the performance of these real estate assets.  This includes:

  • keeping abreast of real estate dynamics and making strategic recommendations to ensure that the portfolio is appropriately positioned relative to market conditions
  • developing an operating plan and capital program for each asset
  • developing and managing leasing programs using brokerage firms
  • contracting with and managing property management firms to undertake the property management of each asset
  • developing and overseeing tenant relationships
  • dealing with assessment, environmental and insurance matters
  • preparing performance and valuation reports

Candidates should have approximately ten years of relevant real estate experience, ideally including exposure to asset management, property management and leasing functions.  A good understanding of how to create value and maximize returns on a mixed portfolio of assets is required, along with knowledge of the principles, standards and practices of building operations and management, and of commercial leasing.  We need a team player with stron communication and relationship building skills.

Project-Construction Manager - Mexico


Onni Group of Companies, one of Western Canada's largest and fastest growing real estate development and property management companies is currently seeking a Project-Construction Manager to join their team.  This person will be part of a team responsible for the projects the company has in Mexico.  This position will be located in Mexico for a minimum of two years.

Job Description

  • Estimate and budget duties as required
  • Prepare contracts for trades including detailed description of scopes of work and payment schedule
  • Assist all Superintendents and Project Coorinators and Estimators in coordinating with the work of trades and consultants
  • Organize and keep all project correspondence current in their respective files
  • Prepare quantity take-offs as required
  • Prepare Trade Submittal lists and follow up with the trades in expediting equipment deliveries and shop drawings
  • Produce budget reports and construction progress budgeting and scheduling reports
  • Follow up with trades and consultants as required
  • Review progress draws for each sub-trade and prepare progress draws in format required
  • Prepare computerized schedule and update schedule reporting as needed
  • Follow up with city officials regarding permits and correspondence as needed
  • Match invoices and progress claims with purchase orders, quotes, packing slips
  • Check all invoices and progress claims for correct quantity, unit price, percentage of work performed
  • Code all invoices for processing
  • Prepare correspondence as required
  • Prepare construction meeting minutes to ensure all necessary filing is done
  • Assist in all aspects of work as required
  • Add value engineering for project and cost savings
  • All other duties assigned by Directors of Onni

Summary of Qualifications & Requirements

  • Eligible to obtain work permits in Mexico - Onni will assist in obtaining
  • Must be fluent in both Spanish and English
  • 5 plus years of commercial construction experience pertaining to commercial construction
  • 2 plus years of experience as a Project manager or 3 plus years as an Assistant Project Manager
  • 3 plus years Estimating experience
  • Ability to effectively manage projects through completion
  • The ideal candidate is self-motivated, detail-oriented, has strong initiative and the ability to effectively communicate with a wide variety on constituents
  • A commitment of a minimum of 2 years is required

Concert Realty Services Ltd. is looking for an experienced Building Manager for prestigious office buildings located in downtown Vancouver, North Vancouver and Burnaby.  Based out of our office building located at 1190 Hornby Street, your primary responsibility will be day-to-day building operations and the supervision of staff and contractors.

Duties:  You will be responsible for the management of all building systems including daily maintenance, preventative maintenance, organizing and monitoring outside trades people, responding to tenant requests, maintaining good tenant relations, monitoring new construction as required and assisting with the co-ordination of major projects.

Experience and Skills:  To be considered for this position you will have at least 5 years experience in a similar role.  Ideally, you will possess a 4th Class Power Engineering certification, and can demonstrate familiarity with all aspects of building management including exceptional customer service.  You will have dealt with multi-tenanted office buildings and are able to work independently.

This is a senior role and it is essential that you are very well organized and able to multi-task.  You must also possess excellent communication skills and the ability to deal with tenants in a confident and consistent manner, ensuring that their queries and problems are resolved in a timely manner.

Computer literacy is a crucial requirement for this position and a solid working knowledge of Outlook, Excel, and Word is mandatory.  Preference will be given to individuals with experience in computerized DDC and building access systems.

Director of Site Acquisitions - Retail Real Estate Development


The Katz Group, Edmonton's largest company, is a fast-growing and highly successful drug store operator with over 1,800 drug stores in Canada and the United States.  The company operates stores under several well-known banners, most notably Rexall, which has been a very strong brand since its introduction in 1903.

An affiliated company, C and H Properties Inc., is charged with the responsibility of acquiring and developing retail sites to facilitate Katz's further growth in Canada.  These are typically single or multi-tenant projects featuring a Katz banner store as an integral part of the development, usually consisting of 1.5 to 3 acre sites.

Continued growth has created the need to add a Director of Acquisitions to the C and H team responsible for BC.  The position will involve travel throughout most of the province.  The key components of the role are:

  • Identifying high profile convenience retail sites which meet Rexall's needs
  • Managing the entire acquisition process from property selection and feasibility analysis, through preparation  of site approval packages and negotiation of purchase contracts
  • Identifying and coordinating land assembly
  • Performing due diligence and pre-development work on sites contracted for purchase
  • Managing third party agents and consultants

The ideal candidate profile will include 5 years of relevant experience in a development company, brokerage or another retailer.  We need a self-starter who is both professional and street-smart, and knows how to put a pipeline of deals together.  C and H delegates authority, avoids bureaucracy and looks for results.

Director, Facility Operations


With expansion well advanced and a key role in the 2010 Olympic and Paralympic Winter Games, Vancouver Convention & Exchibition Centre (VCEC) is rapidly becoming a larger, more impressive, landmark facitility.  We are looking for a highly skilled individual to help lead our Operations team through this critical period of completion of construction and opening, and into the future.  A newly established position, the Director, Facility Operations requires a facilities professional who is strategic, tactical and innovative - enchancing the operations team at one of BC's most recognized facilities.

Reporting to the VP, Operations you will oversee engineering and building operations for the exisiting facility while playing a critical role representing the VCEC for the expansion project, and becoming part of the management team for the expanded facility post expansion completion.  You will work in conjunction with the Director of Construction on integrating the facility's operations team into expansion planning while leading the Engineering Services team at the VCEC.

This all encompassing role for one of Vancouver's landmark facilities and one of BC's leading economic generators requires you to have a proven track record of success.  You are recognized as a proactive facilities manager with a practical, hands-on approach to managing your team and contractors.  Additionally, you are confident in providing counsel to senior management while at the same time rollling up your sleeves to get things done.

The successful candidate will be one who enjoys the challenges and rewards of dealing with multiple stakeholders to ensure a smooth service delivery to our client.

Responsibilities:
Expansion Project Management:
Under the guidance of the VP, Operations and working in conjunction with the Director, Construction, act as project manager on behalf of VCEC for the expansion project:

  • Oversee the VCEC critical path plan for the expanded facility.  Provide overall guidance and direction.
  • Champion VCEC interest with regards to the overall project performance.  Ensure that the VCEC's facility operational needs are being met in regards to the west facility.
  • Monitor and report on successes and challenges to the VP, Operations, and other stakeholders.  This will include providing updates and presentations to the VCEC Board or Directors, PavCo, VCEC executive team, management team, etc.
  • Represent the VCEC at expansion meetings, championing the needs and requirements of the facility.

Share responsibility with the Director, Construction:

  • Provide operational input on an ongoing and as needed basis (ie building construction, safety requirements, building logistics, building operations involving a wide range of trades knowledge, etc)
  • As led by the Expansion Project Team, work on costings, plans, supplier contracts and negotiations
  • Review specifications and tender documents
  • Review drawings and DICE documents (ie: change orders)
  • Conduct site inspections and reviews of the construction in progress
  • Appropriately liaise with internal and external parties ensuring that VCEC's interests are being met. (ie VCCEP and the construction team, VCEC depts. Offical Suppliers - ie Centerplate, Bell, Siemens, etc - the landlord, the hotel, the World Trade Centre, the city, etc).
  • Provide updates to VP, Operations and executive team.  Bring forward any new issues and or changes that affect the logistics and operations of the expanded facility.
  • Provide updates to staff through workshops, one-on-one sessions, written communication, etc.
  • File Management - ensure drawings, building and architecture plans, meeting minutes, and key decisions are kept on file for future reference.

Facility Operations Management:
Oversee and lead the Facility Operations team at the VCEC:

  • Develop, implement, and manage the facility operations business plan.
  • Provide guidance and direction to direct reports in the achievement of the department business plan.
  • Provide direction on departmental policies, procdures and programs, ensuring that adequate measures and controls are in place to drive business continuity, client satisfaction, and overall operational results.
  • Keep abreast of industry trends and conducts on-going environmental scans to adjust departmental goals and objectives as required.
  • Ensure the facility is structurally, technically and operationally optimal, well-maintained and capable of meeting all client needs.
  • Liaise with architectural, design, engineering, and service supplier companies to ensure the functionality and operating efficiency of both existing and expansion facilities.
  • Approve and monitor operational and service plans for all aspects of the facility.
  • In conjunction with the VP, Operations, leads the operational relationship with the landlord (Canada Place Corporation)
  • Manage the terms and conditions of the Head Lease and related Addenda to ensure all parties are abiding by the agreements.
  • Provide support, guidance, and technical expertise to facility staff and suppliers.
  • Oversee, manager and implement organizational projects such as the facility's Sustainability committee for continual improvements to sustainable initiatives.
  • Foster a positive and progressive work environment that engages and aligns employees to the VCEC's vision, mission and values.

Qualifications and Experience:

  • Post secondary qualification in mechanical or building services
  • Profession Engineering in BC
  • 8 - 10 years experience in facilities and operations management with experience working on large scale projects with building operating systems and mechanical services design
  • 2 - 3 years in a senior leadership role
  • Experience in team leading and project engineering.
